Planning committee set to decide on Rhoose Model Farm development

The Vale of Glamorgan Planning Committee will decide whether to grant permission for a controversial new business park at Model Farm in Rhoose today.
In May 2019, Legal and General (Strategic Land) Ltd, published their plans to build a 45ha Business Park on land at Port Road, Rhoose, adjacent to Cardiff Airport; the current site of Model Farm.
The Business Park proposes Class B1, B2 and B8 floorspace for businesses, car parking, landscaping, and drainage infrastructure and biodiversity enhancement through the gifting of land to Vale of Glamorgan Council to extend Porthkerry Country Park.
Both Legal and General (Strategic Land) Ltd, RPS Group and the original Local Development Plan have suggested that this development may be a phased project taking years to complete.
This area is currently inaccessible by car and it is proposed that access will be provided via adding a branch to Port Road Roundabout which links Barry to the wider Vale.
Andrew RT Davies, South Wales Central MS and Rhoose Councillor said the proposed business park is "completely inappropriate" and that he "stood with the community in opposing it".
"We live in a very different world to the one when the site was first included in the Vale's Local Development Plan," said Mr Davies.
"Demand for commercial office space is not what it was, and there is already plenty available in the Vale of Glamorgan. The 1,200 acre Enterprise Park at St Athan is only down the road, and it has just been put up for sale by the Welsh Government.
"Additionally, when the plans we first brought forward, the proposed M4 Junction 34 Link Road was sold as a key part of the transport infrastructure for the development. This road has now been scrapped.
"I implore the Planning Committee to reject the application."
Nub News has approached the Vale of Glamorgan Council for comment and is awaiting a response.
